Brownfield,Henry P.Dannels,Charles F.lix,Harry Miles,Robert E.Wagner Also Attending:Acting Secretary Dale G.Hill,Dan Ellison and Dwight Whitney of the Larimer County Planning Office The minutes of June 15,1971 were read and approved as read. Dwight Whitney of the Iarimer County Planning Office reviewed the Iarimer Weld Work Program for comprehensive planning in detail.The Estes Park Planning Commission informally gave their approval to the above mentioned plan.Mr.Dan Ellison of the Larimer County Planning Staff reviewed some proposed zoning changes for Larimer County and suggested that the Town of Estes Park review its zoning ordinance to see that the two are compatible. Mr.Ellison indicated that the new county zoning resolution may allow single family residences on parcels of land as small as 6,000 square feet as long as they are served by a sanitary sewer service.The proposed minimum for lots not served by the sanitary sewer is two and one-half acres.The Estes Park Planning Commission questioned the advisability of allowing lots as small as 6,000 square feet under any conditions. Mr.Ellison informed the Coimnission that the proposals are not final and they will be reviewed by the Estes Park Planning Commission prior to adoption by the Larimer County Commissioners. A petition for rezoning of Lot 20,Bonnie Brae Addition to the Town of Estes Park from the presently zoned district R-l Residential to a pro posed zoned R-2 Multiple Family was submitted to the Commission by Mr. Edward H.Gaylord.Member Brownfield moved that a public hearing be held on this matter as requested by the petition on August 17,1971,at 4:00 P.M.Member Hix seconded the motion.Upon roll call the motion unanimously carried. The Planning Commission proceeded to discuss various method of providing sanitary sewers for those portions of the Town of Estes Park that are not within a sanitation district.After considerable discussion and many suggestions Member Brownfield moved that this Commission recommend to the Board of Trustees of the Town of Estes Park that the Town conduct some type of feasibility study as to the most logical and economical way in which sanitary sewers could be provided to those areas not now served by a sanitation district.Member Miles seconded the motion.Upon roll call the motion unanimously carried.
