Acting Secretary L..-IIMER COUNTY PLANNING COMMISSJN FORT COLLINS,COLORADO 80521 PHONE 484-1303 June 8,1971 P.O.BOX 2137 Estes Park Planning Commission Town Hall 211 East Elkhorn Avenue Estes Park,Colorado 80517 Attention:Dale Hill Gentlemen: I have reviewed the preliminary plats submitted for our comments. Other than some steep grades noted ty Mr.VanHorn I see no problem with the proposed development of One Thousand Pines. The subdivision will be in keeping with the existing low-density single family development in the area. The preliminary plat of Brook Meadows Addition is situated in a low area along Fish Creek. It is the recommendation of the Larimer County Health Depart ment that since septic tanks are proposed for the subdivision a collection system for Lots 1-4 should be installed and a common treatment site be utilized. Buildings on these lots should be situated on high ground so that the collection system and common treatment area can be located above the low area and away from Fish Creek. It was also noted that the location of Lot #5,situated in a low area and adjacent to Fish Creek, will not permit the installation of a septic tank. Lot #5 is located in a very low area and I would therefore recommend that it be included as green belt area because of drainage problems and possible flooding of the area. Fish Creek Road is a major collector for the area and an 80 foot right—of— way should be provided. An additional 10 feet of road easement along the sub division’s east boundary should be dedicated to provide for future widening of this road.
