The minutes of the meeting held on January 18,1972,were read and
approved as read.
REZONING OF VILLAGE ACRES:
A petition to rezone Village Acres from the present R-l Residence District
to R-Residence District was submitted with signatures of more than sixty
percent of the property owners.The Planning Commission set a public
hearing for March 21,1972 at 3:00 P.M.
MENARD REQUEST FOR EXCEPTIONS:
Mr.George P.Menard submitted a request,dated February 7,1972,for
permission to divide his property into two parcels of ground.After
considerable discussion Member Wagner moved that the exception,as re
quested by Mr.Menard,not be granted.Member Hix seconded the motion.
Upon roll call the motion unanimously carried.
AL FRESCO PLACE REZONING:
A petition was filed with the Estes Park Planning Commission for the
rezoning of Al Fresco Place Addition to the Town of Estes Park from its
present R—l Residence District to a proposed R—Residence District.This
petition is signed by sixteen property owners living within the subdivision.
Member Miles moved that the public hearing be set for March 21,1972,at
3:00 P.M.Member Wagner seconded the motion.Upon roll call the motion
unanimously carried.
LOT 31,RIVERSIDE ADDITION REZONING:
A petition was submitted to the Estes Park Planning Commission for the
rezoning of a portion of Lot 31,Riverside Addition from its present
R—2 Multiple—Family Residence to a proposed C-i Commercial District.
Member Wagner moved that the public hearing on this petition be March
21,1972,at 3:00 P.M.Member Hix seconded the motion.Upon roll call
the motion unanimously carried.
COMPREHENSIVE PLANNING FOR ESTES PARK:
Dwight Whitney,Larimer County Planning Director,and Mr.Bob Lee of
the Allen-Vorhees Company,appeared before the Planning Commission and
explained the planning study for Estes Park.The comprehensive plan
for Estes Park will be completed by May 31,1972.Some of the items
within this plan will be the following:

1.The plan will include both Estes Park and the Estes Park service
area.
2.This will be a sketch plan showing land use on a map,one foot
to six hundred feet scale.
3.This plan will include a traffic circulation plan.
4.A capital improvement plan will be included showing a six year
period,also indicating source of funds.
When this plan is complete it will meet the requirements necessary for
various federal aid grants as required by both various federal agencies
and the Larimer-Weld Regional Planning Commission.Upon the conclusion
of this plan the Town of Estes Park will have the opportunity of adopt
ing the plan officially and/or adding various sections to the plan as
required by the Town prior to final adoption.
