Petrocine,Robert F.Wagner,Chas.Hix,Harry Miles, Marvin L.Steele Attending:Chairman Prosser;Members Hix,Miles and Wagner Also Attending:Secretary Dale G.Hill,Town Planner and Engineer Bill Van Horn Absent:Members Tregent,Petrocine and Steele Member Miles moved that the Planning Commission dispense with reading of the minutes of the June meeting.Member Wagner seconded the motion. Upon roll call the motion unanimously carried. THE PROPOSED REZONING OF LOT 5,PILTZ RESUBDIVISION: Planner Van Horn submitted to the Planning Commission for informal discussion the proposal that Lot 5,Piltz Resubdivision to the Town of Estes Park be rezoned from the existing R-2 Multi-Family District to C-l Commercial District.This is the former Sherman property located at the West end of Cleave Avenue.There is a discrepancy in the legal description and when this is resolved the petition will be formally presented to the Planning Commission. DIVISION OF LOTS 2 AND 3,BLOCK 5.HYDE PARK ADDITION TO THE TOWN OF ESTES PARK: Paul B.and Mary E.Hayes,owners of Lots 2 and 3,Block 5,Hyde Park Addition to the Town of Estes Park,submitted a petition and accompany ing plats requesting that the above mentioned lots be divided into three lots.A letter,dated July 18,1972,from V.L.McCracken,Water Superintendent,stated that any additional lots created other than those existing lots in the subdivision would place a demand above the capacity of the present water system.Member Wagner moved that the petition to divide the above mentioned lots be denied.Member Miles seconded the motion.Upon roll call the motion unanimously carried. SINGLE FAMILY DWELLINGS IN CONMERCIAL AREAS: Town Planner Van Horn submitted to the Estes Park Planning Commission a proposal that the Municipal Code be amended to prohibit single family residential dweliingsin C—i,C-2 or 1-1 Restricted Industrial zones. After considerable discussion Member Wagner moved that the Estes Park Planning Commission recommend to the Board of Trustees of the Town of Estes Park that the Municipal Code be amended to prohibit single family residential dwellings in C—i Commercial District,C—2 Commercial District or 1—1 Restricted Industrial District.Member Hix seconded the motion.Upon roll call the motion unanimously carried. HORSES: The Planning Commission proceeded to discuss the Municipal Code,Section 18.2,as it applies to horses.The code presently permits horses under certain conditions in R-i and R-2 Districts.There were no recommenda tions from the Estes Park Planning Commission regarding this subject at this time.
