Planning Commission Meeting
August 21,1973

Member Wagner moved that the Commission dispense with reading the
minutes of the previous meeting.Member Miles seconded the motion.
Upon roll call the motion unanimously carried.
PECK SUBDIVISION:
Mr.and Mrs.George B.Peck,Jr.appeared before the Commission and
presented a preliminary plat for the Peck Subdivision.A letter,dated
August 14,1973,from the Larimer County Planning Office and a letter,
dated August 21,1973,from the Town Engineer regarding the above ment±oned
plat were read to the Commission.After considerable discussion regarding
the road on the West side of the property,Member Wagner moved that the
preliminary plat be approved and that an exception be granted to the
Municipal code allowing a private road twenty five feet in width along
the West boundary of this subdivision.Member Wagner’s motion included
the following findings by the Planning Commission:
1.That there are special circumstances or conditions affecting
the property.
2.That the exception is necessary for the preservation and the
enjoyment of a substantial property right of the petitioner;
3.That the granting of the exception will not be materially
detrimental to the public welfare or injurious to other
property in the neighborhood in which the property of the
petitioner is situated or in conflict with the purposes
and objectives of this title.
Member Miles seconded the motion.Upon roll call the motion unanimously
carried.
Member lix moved that the Estes Park Planning Commission recommend to
the Board of Trustees that the final plat of Peck Subdivision be approved
subject to the technical corrections as required and approved by the
Town Engineer.Member Petrocine seconded the motion.Upon roll call
the motion unanimously carried.
CONDOMINIIThIS:
The Planning Commission discussed the advisability of permitting condo
miniums within various zoning districts within the Town of Estes Park.
Member Petrocine moved that the Town Engineer and the Town Attorney be
instructed to submit alternate plans or a suggested ordinance that would
provide for the use of condominiums within the Town of Estes Park.
Member Wagner seconded the motion.Upon roll call the motion unanimously
carried.

OFF-STREET PARKING:
After considerable discussion regarding the off-street parking problem,
Member Wagner moved that the Town Administrator and the Town Engineer
re-examine the proposed off-street parking ordinance,more particularly
including a provision whereby the applicant for a building permit would
provide,in lieu of actual parking space,50%or $750.00 for each space
required.A provision should be studied and recommended making the
‘in lieu of’amount subject to an annual review.Member Hix seconded
the motion.Upon roll call the motion unanimously carried.
There being no further business,the meeting adjourned.
