ORDINANCE 269
AN ORDINANCE AMENDING SECTIONS 2 AND 3 OF
ORDINANCE NO.185 OF TRE TOWN OF ESTES PARK,
COLORADO RELATING TO ZONING DISTRICTS AND
CREATING AN ESTATE 1 DISTRICT AND AN ESTATE
2 DISTRICT.
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE TOWN
OF ESTES PARK,COLORADO:
Section 1.That Section 2 of Ordinance No.185 of
the Town of Estes Park,Colorado be and the same is amended
by adding thereto the following:
R-L1 ESTATE 1 DISTRICT.
R-5 ESTATE 2 DISTRICT.
Section 2.That Section 3 of Ordinance No.185 of the
Town of Estes Park,Colorado be and the same is amended by
adding thereto the following:
R-L ESTATE 1 DISTRICT.
Use Restrictions.No building or premises shall be
used,and no building shall be hereafter erected or structurally
altered,unless otherwise provided herein,except for one or more
of the following uses:
1.One-family dwelling.
2.One guest dwelling.
3.Uses customarily incidental to any of the above
uses,when located on the same lot and not involving
the conduct of a business on the premises;provided,
however,that the office of a physician,dentist or
musician be allowed when situated in the same
dwelling.
.Accessory buildings (limited to private garages).
5.Domestic animals;provided such animals are
household pets and that kennels are not maintained.
6.Public utility mains,lines and substations,where
no public office and no repair or storage facilities
are maintained.
7.Fences,hedges and walls,provided such uses are
less than 3-feet in height when located within
100 feet of the center line intersection of two
streets or roads.
Yards.For every building there shall be a front
yard,rear yard and side yard of not less than LO feet.
Lot Area Per Family.For every one-family dwelling
there shall be provided a minimum lot area of one acre.
Floor Area Per Dwelling.There shall be permitted upon
each lot one residence building containing not less than 1300
square feet of floor area;one guest house containing not less
than 600 square feet of floor area;and one private garage which
may be either a separate structure or combined with the residence
house or guest house.Any basement shall not be included in
the above minimum floor areas.
R-5 ESTATE 2 DISTRICT.
All of the requirements for Estate 2 District shall
be the same as for Estate 1 District except as follows:
Lot Area Per Family.For every one-family dwelling
there shall be provided a minimum lot area of two acres.
Section 3.The Board of Trustees herewith finds,
determines and designates that this Ordinance is necessary for
the immediate preservation of the public health and safety for
zoning of property affects the public health and safety,and
whereas in the opinion of the Board of Trustees an emergency
exists,this Ordinance shall take effect and be in force five
()days after its final passage,adoption and publication.
