BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE TOWN OF ESTES PARK,COLORADO: Section 1.That Section 12.6-A of the Municipal Code of the Town of Estes Park,Colorado,is amended by adding thereto the following: 12.6-A-5 Minimum Lot Width.Every lot shall have a width of not less than 75 feet,as measured at the front setback line.Corner lots shall be at least 120 feet in width at the front setback line. Section 2.That Section 12.6-C of the Municipal Code of the Town of Estes Park,Colorado,is amended by adding thereto the following: l2.6-C-5 Minimum Lot Width.Every lot shall have a width of not less than 75 feet,as measured at the front setback line.Corner lots shall be at least 120 feet in width at the front setback line. Section 3.That Section l2.6-D of the Municipal Code of the Town of Estes Park,Colorado,is amended to read as follows: 12.6-D-3 Lot Area Per Family.For every one-family dwelling there shall be provided a minimum lot area of 18,000 square feet,and for every two-family dwelling a minimum of 31,500 square feet. Section .That Section l2.7-L of the Municipal Code of the Town of Estes Park,Colorado,is amended to read as follows: l2.7-L Lot Area Per Family.Two times the total floor area of the building but not less than 18,000 square feet for a one-family dwelling or a two-family dwelling, plus 2,70 square feet for every dwelling unit in excess of two.For permitted uses (3)through (5)the area shall not be less than 25,900 square feet. Section 6.That Section 12.7 of the Municipal Code of the Town of fates Park,Colorado,is amended by adding thereto the following: 12.7-5 Minimum Lot Width.Every lot shall have a width of not less than 75 feet,as measured at the front setback line.Corner lots shall be at least 120 feet in width at the front setback line. Section 7.That Section 12.8-2 of the Municipal Code of the Town of Estes Park,Colorado,is amended to read as follows: 12.8-2 Yards.For every building used as permitted in the R-l Residence District,or in the R-2 Multiple Family District,the yard requirements for such buildings shall be the same as provided in said Districts.For trailer courts the yard requirements shall be as provided elsewhere in this Code. Section 8.That Section 12.8 of the Municipal Code of the Town of Estes Park,Colorado,is amended by adding thereto the following: 12.8-3 Lot Area Per Family.For every use permitted in the R-l Residence District,the same lot areas per family as required in the R-1 Residence District.For every use -2- permitted in the R—2 Residence District,the same lot areas per family as required in the R-2 Residence District.For trailer courts the lot or space area shall be as provided elsewhere in this Code. l2.8-L Minimum Lot Width.Every lot used as per mitted in the H-i Residence District or in the R-2 Multiple Family Residence District,shall have a width of not less than 7 feet,as measured at the front setback line.Corner lots shall be at least 120 feet in width at the front setback line.For trailer courts the minimum lot or space width shall be as provided elsewhere in this Code. Section 9.That the sixth paragraph of Section l2.lL of the Municipal Code of the Town of Estes Park,Colorado,is amended to read as follows: l2.1L Non-Conforming Uses. Where an individual lot,parcel or tract of land was held in separate ownership from adjoining lands,or land was platted into lots,parcels or tracts and the piat thereof was recorded in the records of the Clerk and Recorder of Larimer County,Colorado,prior to August I,l9L17,and such lots,parcels or tracts of land have a total area less than the hereinafter set forth minimum areas,such lots,parcels or tracts of land may be used for a one-family dwelling: Property Zoned Minimum Area E-l Estate District One Acre E—2 Estate District Two Acres B Residence District 21,780 square feet R-l Residence District 9,000 square feet R-2 Multiple Family Residence District 7,000 square feet R-3 Trailer Court District 7,000 square feet C-2 Restricted Commercial District 7,000 square feet C-l Commercial District 7,000 square feet -3- R-3 Trailer Court I-i Restricted Industrial District 7,000 square feet U Unclassified District 7,000 square feet In addition,the side yard requirements for such lots may be reduced one and one-half feet from the side yard requirements of the zoning district in which they are located for each 1,000 square feet of difference between the actual lot area and the above minimum areas.Where an individual lot,parcel or tract of land was held in separate ownership from adjoining lands,or land was platted into lots,parcels or tracts and the plat thereof was recorded in the records of the Clerk and Recorder of Larimer County,Colorado,subsequent to August 1, l9Lj7,but prior to August 30,1971,or the preliminary plat thereof was approved by the Estes Park,Colorado Planning Commission prior to August 30,1971 and the final plat thereof was approved by the Board of Trustees of the Town of Estes Park,Colorado,and recorded in the records of the Clerk and Recorder of Larimer County,Colorado prior to January 1,1972,such lots,parcels or tracts of land may have the following minimum areas and they shall have no minimum lot width requirement: Property Zoned Minimum Area E—1 Estate District One Acre E-2 Estate District Two Acres R Residence District One—family dwelling, 9,000 square feet R-1 Residence District Two-family dwelling, 13,500 square feet R-2 Multiple Family One or two-family District dwelling,7,000 square feet.Plus 1,000 square feet for each dwelling in excess of two.Uses (3)through (5),16,000 square feet. R-1 and R-2 District use same as said districts.Trailer courts as provided elsewhere in this Code. -L1- h ç r 0-2 Restricted Commercial R-l and R-2 District District use same as said districts.Other uses,none. C-i Commercial District Same as 0-2 I-i Restricted Industrial Same as C-2 District U Unclassified District None Provided that such lots,parcels or tracts of land are not reduced in total area after August 30,1971. Section 10.The Board of Trustees herewith finds, determines and designates that this ordinance is necessary for the immediate preservation of the public peace,health and safety for the regulation of zoning affects the public peace,health and safety,and whereas in the opinion of the Board of Trustees an emergency exists,this ordinance shall take effect and be in force five ()days after its final passage,adoption and publication. 76%1 Mayor A TTES’
