AN ORDINANCE AMENDING SECTION 16.16.1O
OF THE MUNICIPAL CODE OF THE TOWN OF ESTES
PARK,COLORADO,RELATING TO SUBDIVISIONS
AND LOTS.
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE TOWN
OF ESTES PARK,COLORADO:
Section 1.Section 16.16.130 of the Municipal Code
of the Town of Estes Park,Colorado,is hereby amended to
read as follows:
16.16.130 Lots.Every lot shall have an area of not
less than eighteen thousand square feet where a public sewer
line is available,and not less than one acre where individual
sewer treatment systems are planned;except where the lot is
to be zoned trailer court district,restricted commercial
district,commercial district and restricted industrial district,
in which case other minimum lot areas may be permitted at the
discretion of the board of trustees.Every lot shall have a
minimum width of not less than thirty feet,as measured along
the front lot line,and seventy—five feet,as measured along
the lot setback,which may be more than the minimum set forth
within this chapter;except where the lot is to be zoned
trailer court district,restricted commercial district,com
mercial district and restricted industrial district,in which
case other frontages may be permitted at the discretion of the
board of trustees.The provisions of this section shall not
apply to property that has been lawfully subdivided prior to
August 50,1971.
Section 2.The board of trustees of the town of Estes
Park,Colorado,herewith finds,determines and designates that
this ordinance is necessary for the immediate preservation of
the public peace,health and safety for the subdivision of
land and lot area affects the public peace,health and safety,

and whereas in the opinion of the board of trustees an
emergency exists,this ordinance shall take effect and be
in force five (5)days after its final passage,adoption
and publication.
