AN ORDINANCE AMENDING SECTION 16.08.110
AND CHAPTER 17.08 OF THE MUNICIPAL CODE
OF THE TOWN OF ESTES PARK,COLORADO,RE
LATING TO DEFINITIONS OF LOT SETBACK AND
BUILDING LINES.
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE TOWN
OF ESTES PARK,COLORADO:
Section 1.Section 16.08.110 of the Municipal Code
of the Town of Estes Park,Colorado,is hereby amended to
read as follows:
16.08.110 Lot setback.“Lot setback”means the dis
tance of a front building line from the front line of a lot,
as such line is defined in Chapter 17.08 of this code.
Section 2.Chapter 17.08 of the Municipal Code of the
Town of Estes Park,Colorado,is hereby amended by adding there
to the following:
17.08.290 Front building line.“Front building line”
means the outermost portion of a building facing the front lot
line of a lot,as such line is defined in Chapter 16.08 of this
code,including porches,balconies,decks,eaves and signs,ex
cept such signs as are permitted to extend beyond the building
line,as provided in Chapter 14.32 of this code,and except un
occupied architectural projections of such a building which do
not extend more than four feet from the wall of such building
and which provide a minimum clearance of nine feet beneath such
projections.
17.08.300 Side building line.“Side building line”
means the outermost portion of a building facing the side lot
line of a lot,as such line is defined in Chapter 16.08 of this
code,including porches,balconies,decks and signs,except
such signs as are permitted to extend beyond the building line,
as provided in Chapter 14.32 of this code,and except the eaves
of any building;provided that the outermost portions of a

building whose side line faces a street shall not include un
occupied architectural projections of such a building which
do not extend more than four feet from the wall of such build
ing and which provide a minimum clearance of nine feet beneath
such projections.
17.08.310 Rear building line.“Rear building line”
means the outermost portion of a building facing the rear lot
line of a lot,as such line is defined in Chapter 16.08 of
this code,including porches,balconies,decks and signs,ex
cept such signs as are permitted to extend beyond the building
line,as provided in Chapter 14.32 of this code,and except the
eaves of any building.
Section 3.The board of trustees of the town of Estes
Park,Colorado,herewith finds,determines and designates that
this ordinance is necessary for the immediate preservation of
the public peace,health and safety,for subdivision and zoning
definitions affect the public peace,health and safety;and
whereas,in the opinion of the board of trustees,an emergency
exists,this ordinance shall take effect and be in force after
its final passage,adoption and the approval and signature of
the mayor.
