ORDINANCE NO.20-80
AN ORDINANCE AMENDING CHAPTER 17
OF THE MUNICIPAL CODE OF THE TOWN OF
ESTES PARK,COLORADO,THE SAME PERTAINING
TO ZONING
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE TOWN OF
ESTES PARK,COLORADO:
Section 1.That Section 17.24.020 of the Municipal
Code of the Town of Estes Park,Colorado,is amended to read
as follows:
17.24.020 Permitted uses.No building or premises
shall be used,and no building shall be hereafter erected or
structurally altered,unless otherwise provided herein,
except for one or more of the following uses:
1.Any use permitted by right in the R-1 residential
district;
2.Multiple-family dwellings;
3.Guest accommodations required and used by tourists,
seasonal employees,or others on a temporary basis,including
the following and none other:
a.Rental cabins,tourist homes and resort cabins,
b.Lodges,boarding and lodging accommodations,
hotels and motels,
c.Dormitories.
4.The sale of incidental merchandise,such as tobacco,
soft drinks,confections,postcards and curios for tourist
use;provided such sale and display area is within the
principal building,occupying less than one-fourth the total
floor area of such principal building and does not require
the hiring of additional personnel or specific outdoor
advertising for such sale;
5.Establishments serving food and beverages;provided
alcoholic liquor or fermented malt beverages,as defined by
state law,are not sold;that such uses operate in conjunction
with and principally for tourist accommodations located on
the same lot;and that the food and beverages are served and
consumed solely within a building or enclosed patio areas
but not within motor vehicles that may be located therein;
6.Uses permitted by special review:nursing homes,
carillons and electronic instruments imitating a carillon.
Section 2.That Section 17.24.040 of the Municipal
Code of the Town of Estes Park,Colorado,is amended to read
as follows:
17.24.040 Dwelling area.A minimum of six hundred
square feet of floor area on the main floor of each family
dwelling unit shall be provided for each family to occupy
the building.The above minimum floor area shall not apply
to those uses set forth in 17.24.020 3b and c.

Section 3.That Section 17.24.050 of the Municipal
Code of the Town of Estes Park,Colorado,is amended to read
as follows:
17.24.050 Lot area per family.The lot area per family
shall be two times the total area of the building but not
less than eighteen thousand square feet for a one—family
dwelling or a two-family dwelling,plus two thousand five
hundred seventy square feet for every dwelling unit in
excess of two.For permitted uses,Section 17.24.020 3b and
c,the area shall not be less than forty thousand square
feet for the first two dwelling units,plus five hundred
square feet for each dwelling unit in excess of two.For
permitted uses,Section 17.24.020 4.and 5.,the area shall
not be less than twenty—five thousand nine hundred square
feet.
Section 4.That Chapter 17 of the Municipal Code of
the Town of Estes Park,Colorado,be amended by adding
thereto Section 17.02.370:
17.08.370 Dormitory.“Dormitory”means a multiple unit
dwelling which does not contain complete cooking and toilet
facilities with each unit.
Section 5.The Board of Trustees of the Town of Estes
Park,Colorado,herewith finds,determines and designates
that this Ordinance is necessary for their immediate preserva
tion of the public peace,health and safety,in order to
provide for uniform water metering regulations;and whereas,
in the opinion of the Board of Trustees,an emergency exists,
this Ordinance shall take effect and be in force immediately
after its passage,adoption and signature of the Mayor.

and read at a regular meeting of the Board of Trustees on
the 24th day of November ,1980,and published in a
newspaper of general circulation in the Town of Estes Park,
Colorado,on the 26th day of November ,1980,all as
required by the Statutes of the State of Colorado.
